VA home loan eligibility is restricted to U.S. service personnel currently on active duty OR honorably discharged from the military to include the U.S. Army, Navy, Air Force, Marine Corps, Coast Guard, the Reserves and National Guard.
Before you get a VA loan, you will need your Certificate of Eligibility (COE). The VA loan certificate of eligibility is what verifies to the lender that you are eligible for a VA loan. If you do not already have your certificate, or cannot find it, you can obtain a copy by downloading the certificate of eligibility request form from the government's online form center HERE
Once you download the certificate of eligibility request form, print it out, complete the form and mail it as indicated. You should do this as soon as possible as it can take up to 4 weeks for you to receive the certificate of eligibility. If you already have your COE when you are ready to buy your home it will save you time on the processing of your loan.
You should also consider getting pre-approved for your VA loan. This will let you know the maximum loan amount you qualify for so that you know what price range of homes you should be looking at. It also allows you to shop for your home with the confidence of knowing that your mortgage loan will be approved.
